Four properties in Fiji publish accommodation built over water: Likuliku Lagoon Resort in the Mamanucas (10 over-water bures), Fiji Marriott Resort Momi Bay near Nadi (over-water and Royal Overwater Bure suites), Koro Sun Resort near Savusavu (7 floating bures) and Musket Cove on Malolo Lailai (6 lagoon bures over an inland canal). A fifth, La Dolce Vita in Savusavu, has two. That is the whole list.
Fiji is not the Maldives. Overwater accommodation here is scarce, three separate resorts each claim to be the only one, and almost nobody publishes a rate. Here is what each actually says about its own product.
Which Fiji resorts genuinely have overwater accommodation?
| Property | Location | Overwater units | Size published | Adults only | Nightly rate published? |
|---|---|---|---|---|---|
| Likuliku Lagoon Resort | Malolo, Mamanucas | 10 Over-Water Bures | 91m² on the room page; 60m² on the resort's own fact sheet | Yes, 17+ resort-wide | No |
| Fiji Marriott Resort Momi Bay | Momi Bay, Viti Levu mainland | Over-Water Bure (Suites) and Royal Overwater Bure — count not published | 60m² standard; 75m² Royal | Yes, 18+ for these suites | No |
| Koro Sun Resort & Rainforest Spa | Savusavu, Vanua Levu | 7 Floating Bures | 380 sq ft | Yes, 16+ for these bures | No |
| Musket Cove Island Resort & Marina | Malolo Lailai, Mamanucas | 6 Lagoon Bures, over an inland canal | 60 sq m / 645 sq ft | No | Yes — from FJD 1,259 |
| La Dolce Vita Holiday Villas | Savusavu, Vanua Levu | 2 Overwater Villas (Amalfi, Sorrento) | Not published | Not published | No |
One rate. Out of five properties and roughly 25 overwater units in the entire country, exactly one publishes a nightly figure on its own website. That is the single most useful thing to know before you start planning.
Who actually has "the only" overwater bures in Fiji?
All three of the big claims are live at once, and each survives only on its qualifier.
- Likuliku says it has "Fiji's first and the only authentic over-water bures." The load-bearing word is authentic.
- Fiji Marriott Momi Bay says it "features the only sole overwater bungalows" — but prefaces it with "Exclusive to the mainland," meaning the only ones on Viti Levu.
- Koro Sun says it has "Fiji's Only Floating Bures" and "Fiji's only floating accommodation." Its bures float rather than stand on piles, which is a genuinely different thing.
None of them is lying. All of them are marketing. If you want the classic image — a thatched bure on stilts in a lagoon, reached by a boardwalk, with a protected reef underneath — that is Likuliku Lagoon Resort, and it is ten rooms in the whole country.
Likuliku Lagoon Resort — the ten
Likuliku publishes its count plainly: "Only ten – private, exclusive and beautiful." The resort has 45 bures in total, ten over water and 35 beachfront, sits in a natural ocean lagoon surrounded by a protected marine sanctuary, and is adults-only — it cannot accept reservations for anyone under 17.
A size conflict worth knowing about. The current Over-Water Bure page states 91m² (980ft²). The resort's own downloadable fact sheet states 60m²/646ft² for the same ten bures. Both documents are Likuliku's. The count of ten is consistent across both; the floor area is not. Ask the resort which figure is current before you pay a premium for space.
Rates are all-inclusive — three meals daily, welcome ceremony, bottled water, WiFi, complimentary watersports and land activities, and cultural experiences including a kava ceremony and fire dancers — and quoted only in Fiji dollars. No figure appears on the rates page; it routes to a booking engine. Over Christmas and New Year (25 December 2026 to 5 January 2027) there is a five-night minimum stay and a compulsory New Year's Eve surcharge of FJD$371 per person.
Getting there, from the resort's own transfer page:
| Method | Published cost | Notes |
|---|---|---|
| South Sea Cruises catamaran | From FJD$152pp each way, plus FJD$10 fuel surcharge per adult one way | 9.30am and 12.15pm sailings run ~2 hours via other islands; 3.15pm is 55 minutes direct |
| SeaFiji speedboat, scheduled seat | F$256 per adult one way | Daily 5.30pm departure |
| SeaFiji speedboat, shared (up to 4) | F$912 one way | |
| SeaFiji speedboat, private (up to 4) | F$1,219 one way | |
| Island Hoppers helicopter | F$865pp one way, F$1,570pp return, plus F$25 fuel surcharge per person each way | No arrivals or departures before 8am; daylight hours only |
The resort publishes its distance from Nadi International as 25km. SeaFiji also serves several other Mamanuca properties if you are island-hopping.
Fiji Marriott Resort Momi Bay — overwater without the boat
Fiji Marriott Resort Momi Bay is the only overwater product in Fiji you can reach by road. Marriott publishes 38.4 km and "just a 45-minute drive from Nadi International Airport," and does not run a hotel shuttle — you book a transfer or a car.
The Over-Water Bure Suites are adults-only with a maximum occupancy of two, 60m² (645 sq ft), and open onto "direct stairs leading into the pristine lagoon waters" of Momi Bay. The Royal Overwater Bure is 75m² (807 sq ft). They overlook a lagoon rather than open ocean, which is why the resort sells kayaking and paddleboarding straight off the deck.
Marriott does not publish how many overwater bures exist. The resort total is 250 accommodations including 114 suites; the overwater count appears nowhere on marriott.com across the overview, rooms and premium suites pages. A figure of 22 circulates on third-party sites. We have not been able to verify it on any official source and are not going to print it as fact. If the exact number matters to a buyout or a group block, ask the resort in writing.
Koro Sun — floating, not stilted, and read the room name carefully
Koro Sun Resort & Rainforest Spa near Savusavu has 7 Floating Bures, 380 sq ft, adults-only 16+, with private decks giving direct water entry for snorkelling and two-person kayak access. They float on the lagoon rather than standing on piles.
Here is the trap. Koro Sun also has 10 Edgewater Bures, and despite the name they are not over water. The resort's own description places them on land — "private porch elevated above the lagoon" with "a private beach area with direct lagoon access via ladder." Koro Sun's naming is honest; third-party aggregators are what blur the two. If you are booking overwater at Koro Sun, the words you need are Floating Bure.
Access is by a short flight from Nadi to Savusavu or Labasa. Savusavu airport transfers are complimentary; Labasa transfers require a three-night minimum stay.
Musket Cove — the only one that publishes a price
Musket Cove Island Resort & Marina on Malolo Lailai describes its six Lagoon Bures as "Six light and airy overwater bures located along an inland canal." They are 60 sq m and a two-minute stroll from the beach or the marina.
Rates published on the resort's own page start at FJD 1,259, including breakfast, lunch and dinner for two adults, with a second figure of FJD 1,349 also shown. Given that every other overwater property in Fiji hides behind an enquiry form, this is worth the attention.
Be precise about which room, though. Musket Cove's Island Villas are marketed in the page's own metadata as "over-water villas," while the body text on the same page calls them "Ten, two bedroom waters edge villas situated on their own private island." They are not over water.
What about Laucala, Six Senses, Tokoriki, Turtle Island and the rest?
None of them has overwater accommodation, on their own published descriptions:
- Royal Davui Island Resort — 16 one-bedroom villas. Its Lagoon Plunge Pool Bungalow is "Positioned above the lagoon," meaning elevated on the hillside above it, not built over it. Easy to misread.
- Six Senses Fiji — 24 villas, all hideaway, beachfront, marina or oceanview.
- Tokoriki Island Resort — 36 beachfront and pool bures and villas, all freestanding in gardens.
- Matamanoa Island Resort — 47 units, described as absolute oceanfront villas, beachfront bures and garden-view island rooms.
- Turtle Island Fiji — 14 bures along the Blue Lagoon. Its "Water's Edge Villa" is on land.
- Yasawa Island Resort — 18 thatched beachfront bures.
- Vomo Island Fiji, Nanuku Resort, Kokomo Private Island Fiji and Toberua Island Resort — beachfront, garden and hillside villas throughout.
One open question, declared. Our own directory record for COMO Laucala Island carries an overwater flag. We could not confirm it: laucala.com describes "Twenty-five private villas" without overwater wording, and COMO's page title for its Seagrass residence calls them "Fiji Beachfront Villas." We have flagged the record for re-verification rather than quietly repeating it, and we are not listing Laucala as overwater until the resort confirms.
Glass floors: no Fiji property in this study publishes a glass floor panel in an overwater unit. If you have seen that claim about a Fiji resort, it does not come from the resort.
The verdict
Choose Likuliku if the overwater bure is the holiday — it is the only genuine stilted-over-lagoon product in Fiji, it is adults-only, and it is all-inclusive. Expect to enquire for a price.
Choose Fiji Marriott Momi Bay if you want overwater without a boat transfer, or you are adding two or three nights to the front or back of a mainland conference. A 45-minute road transfer is a very different proposition from a helicopter with a daylight curfew.
Choose Musket Cove if you want the experience at a known price and can accept a canal rather than a lagoon, and if you like having a marina, a yacht club and other restaurants on your doorstep.
Choose Koro Sun or La Dolce Vita if you are already going to Vanua Levu for diving or quiet, and want something genuinely unusual.
Do not choose Fiji for overwater alone. Twenty-five or so units nationally means limited availability, and the reason to come here is the reef, the people and the range of islands — the overwater bure is a bonus, not the proposition.
